Situated between Montepulciano and Pienza, with stunning views over the Val d’Orcia, the Newton House estate was established in 1896 as a farmhouse.
At the request of the new owners, the Bertherat family, the property underwent a transformation, emerging as a charming luxury holiday farm destination.
For this project, Nannini was appointed as General Contractor, overseeing and coordinating the entire process – from initial demolition to the final finishes. The renovation encompassed the main villa, three annex buildings, a former church, and the construction of a striking infinity pool. Throughout the project, modern technologies and sustainable materials were employed, aiming to preserve the historical integrity of the buildings while creating comfortable, efficient, and ecological environments.
The pool was fully constructed, from the foundations to the final finishes, and adorned with polychrome terracotta strips. The strips were laid seamlessly, following a precise colour sequence, transforming the pool into a unique masterpiece of both aesthetics and craftsmanship. One of the thermal power plants supplying the buildings of the complex was installed beneath the pool, along with the pool’s filtration and water heating systems.
Vertical geothermal probes were installed to heat the entire building complex. This closed-circuit system uses “U”-shaped pipes inserted into wells approximately 100 meters deep, harnessing the constant subsoil temperature to transfer heat via a heat-carrying fluid. This system enables highly efficient heating and cooling of the buildings, utilising heat pumps, underfloor heating, and fan coil units.
Another significant intervention involved the restoration of the historic fountain situated in the gardens of the complex. The damaged structure was meticulously dismantled, piece by piece. Following the construction of a new foundation and fountain base, the stone blocks were carefully reassembled, restoring the fountain to its original appearance and full functionality.
