Castiglioncello del Trinoro – Val d’Orcia

A village brought to life through the vision of American lawyer Michael L. Cioffi, who transformed it into a unique and idyllic destination, featuring a boutique hotel, wellness centre, and international cultural hub.

Since 2005, Nannini Construction has collaborated with Monteverdi S.r.l. on this project, overseeing the recovery and transformation of the village through restoration, consolidation, and construction works, always committed to the highest standards of quality and sustainability.

In this extensive project, every detail – from the finest finishes to the most complex technical solutions – has been carefully designed to harmoniously blend past and present, revitalising the village while preserving its authentic soul.

The main interventions concerned:

  • Engineering work

Sub-foundations, ventilated crawl spaces, wall restoration using the indenting technique, reconstruction of intermediate floors and wooden roofs with reclaimed materials, elimination of rising and counter-thrust humidity, application of dehumidifying lime plasters, and finishes with laminated smoothing.

  • Roofs

A complete thermal package was created for all roofs, consisting of vapour barriers, insulation layers and breathable membranes, finished with traditional brick tiles (bent and under bent tiles and/or curved tiles) using reclaimed, aged materials. In this project, every finish was crafted using high-quality materials, carefully selected according to the specific function and character of each individual space. 

  • Pools

As part of the intervention, two swimming pools were built to complement and elevate the amenities of the property.

The first pool rises on an embankment upstream of the village, close to the archaeological site, overlooking the sweeping landscape of the Val d’Orcia. The second was designed as an underground structure, positioned partly beneath the building and partly adjacent to it.

Each pool features a reinforced concrete structure and a seamless resin finish.

In the case of the pool built under the building, the rocky terrain made excavation particularly complex, requiring manual demolition carried out with wedges and sledgehammers. This intervention allowed the formation of a dedicated compartment for the access staircase, the installation of a cold tank, and the construction of the structural base for the upper floor.

Following waterproofing, the pool’s roof slab was converted into a panoramic terrace with a dry-laid surface in reclaimed stone.

Restaurants

Within Borgo Monteverdi, the renowned international firm Foster + Partners oversaw the design of the restaurants – exclusive spaces where architecture, design and materials come together in perfect harmony.

In these spaces, Nannini Construction handled all structural and finishing works, ensuring the highest standards of craftsmanship, acoustic comfort and privacy through the installation of advanced thermal-acoustic packages. The result is environments of rare elegance, capable of combining aesthetics, comfort and functionality.

  • Hand-laid reclaimed stone flooring in all rooms.
  • Iron frames crafted as unique, seamless pieces – without welds – used in the transitions between one room and another.
  • Claddings:  Air-conditioning units, electrical panels and other technological components were concealed behind hand-crafted iron panels, made from individually assembled rings.
  • False ceilings: crafted using handmade bricks in some areas.
  • All fixtures were custom-built in iron with integrated thermal and acoustic insulation. Notably, an iron-and-leather internal partition was created to separate the restaurant dining room from the wine cellar.
  • Equipped walls featuring automatic doors and integrated cold rooms.

Former church

At the heart of the village stands a de-consecrated church, now transformed into a venue for concerts, exhibitions, and conferences.

In this area, our intervention unfolded in two distinct phases, both aimed at redefining its functionality and highlighting its original essence and historical significance.

The first phase consisted of a full roof renovation, featuring the consolidation of the slab with a natural mortar and dedicated binder, reinforced by basalt and stainless-steel meshes and by polypropylene and fibreglass injectors ensuring proper connection to the underlying structures. The intervention was completed with the installation of the thermal insulation package and the new roof covering.

The second phase focused on the interior spaces, where a comprehensive renovation and change of intended use were carried out, including:

Restoration of the entrance door and flooring, including specialised cleaning and the replacement of deteriorated components.

Wall restoration, including lime-based skim plasters, installation of osmotic barriers, and construction of acoustic cladding.

Installation of fire-resistant doors flush with the wall.

Ceiling restoration involving sandblasting, painting, and lime-based skim coating.

Upgrading of the electrical system, including the installation of low-consumption components and the integration of a DALI lighting control system.

Installation of the smoke detection system and emergency signs.

Construction of the air conditioning system with its cover by means of furnishing elements.
